What's the difference between a walls-in and all-in master policy?
An all-in master policy covers the building including original fixtures and finishes. A walls-in (or bare walls) policy stops at the drywall, leaving cabinets, flooring, and countertops to you. Your HO-6 has to be built around which one your association carries, which is why we read the documents before we quote.
What is loss assessment coverage, and do I really need it?
When association losses exceed the master policy, or the association needs to cover its own large deductible after a storm, owners get assessed for the difference. Loss assessment coverage pays your share. On a hurricane coast, it's some of the most valuable coverage per dollar in the entire policy.
Does my condo policy cover hurricane and flood damage?
Wind damage is generally covered, sometimes subject to a separate hurricane deductible. Flood and storm surge are excluded and require a separate flood policy. And note: even if your association carries flood coverage, it protects the building, not your contents.
How much walls-in coverage do I need?
Enough to rebuild your interior, flooring, cabinets, fixtures, and any upgrades, at today's contractor prices, starting from wherever your master policy stops. We'll walk your unit with you on paper and land on a number that's realistic, not a guess.
I rent my condo out part of the year. Does that change things?
Yes, and it's important to tell us. Seasonal or short-term rental use requires the right policy form and carrier. Disclosed upfront, it's easily handled. Discovered at claim time, it can jeopardize your coverage entirely.
